While every home is different, certain defects appear consistently in new builds regardless of the builder. Here are the most common issues our Charlotte home inspectors find in new construction homes.

1. Grading and Drainage Problems

Improper grading is the single most common defect we find in new construction homes in Charlotte. Many builders grade the lot just enough to pass inspection, but over time — and sometimes immediately after move-in — soil settles and drainage issues emerge. The yard slopes toward the home instead of away, causing water to pool near the foundation.

2. HVAC Installation Deficiencies

HVAC issues rank among the most common findings in new homes. Disconnected or poorly sealed ductwork, improper refrigerant charging, undersized equipment for the home's square footage, and condensate drain lines that aren't properly routed are all common. These issues affect both comfort and long-term equipment life.

3. Roof and Flashing Problems

Improper roof flashing is a leading cause of water intrusion in Charlotte homes. Step flashing at roof-to-wall intersections, counter flashing at chimneys, and kick-out flashing at critical locations are frequently installed incorrectly or missing entirely in new construction homes.

4. Electrical Code Violations

• Missing AFCI breakers in bedrooms and other required locations

5. Plumbing Deficiencies

New construction plumbing defects include drain lines with insufficient slope (less than 1/4 inch per foot), improperly supported pipes, missing cleanouts, and hot/cold supply lines that are reversed at fixtures. Water heaters are sometimes installed without proper seismic strapping or pressure relief valve discharge pipes.

6. Crawl Space and Moisture Issues

In Charlotte's climate, crawl space moisture management is critical. New construction homes often have vapor barriers that are improperly lapped, torn, or completely missing in sections. Foundation vents may be placed incorrectly, and crawl spaces may show signs of moisture intrusion from day one if grading isn't adequate.
