What Is Roof Flashing?
Roof flashing is a thin sheet of metal — typically aluminum, galvanized steel, or copper — installed at roof transitions and penetrations to direct water away from vulnerable areas. It acts as a barrier wherever the roof surface meets a wall, chimney, skylight, vent pipe, or valley, preventing water from seeping into the structure below.

Where Flashing Is Required
Building codes and roofing best practices require flashing in the following locations:
Around all chimney bases (step flashing, counter flashing, and saddle flashing)
Along roof-to-wall intersections (step flashing where a sloped roof meets a vertical wall)
Around skylights, dormer windows, and roof vents
At roof valleys where two roof planes meet
At drip edges along eaves and rakes (the edges of the roof)
Consequences of Missing or Damaged Flashing
When flashing is absent, corroded, improperly sealed, or was never installed in the first place, the results can be costly:
Water intrusion into attic spaces, ceilings, and interior walls
Wood rot in rafters, sheathing, and framing members

How Missing Flashing Is Repaired
Flashing repair or installation should be completed by a licensed roofing contractor. Caulking over missing flashing is not a permanent solution — proper metal flashing must be installed according to manufacturer specifications and local building code. Depending on the area affected, this may also require partially lifting existing shingles to properly integrate the flashing.
